Advice on choosing a land or an old building.

Any land has a number of building conditions/restrictions. These are of several types, among which we list:

  • geometric – mandatory setbacks, maximum percentage of land occupation (POT), land use coefficient (CUT) maximum height, alignment with cornices or existing built fronts.

  • functional – the city is divided into functional zones where some uses are allowed and others are not.

  • legal - some parcels are encumbered by easements.

  • technical - regarding the quality of the foundation land.

Old buildings are even more problematic than land. Most of the time they are built to much more permissive standards than the current ones. When it is intended to make changes to some old buildings, the regulations require bringing the respective buildings to a significant state of time, generally of the order of years, even if not always. Prior knowledge of these stages, associated costs and legal issues can enable you to create a realistic business plan – a condition for successful investment.

Architects

The designer is obliged by law to be present on the construction site at certain key phases of construction, called determining phases. This presence is therefore covered by the design cost. Also, unforeseen situations may arise on the construction site and will be resolved by us, also within the design fee.

However, the regular presence of the designer on the site is indicated, not only in the situations specified above. This is advisable for any construction, but indispensable for large and/or complex ones. These regular visits (depending on the case, can be daily, once or twice a week) will be done outside the value of the design contract, as a fee in which current building standards are met. Which leads to the need for substantial investments, sometimes even higher than would be necessary for the construction of a new building of the same size.

Consulting a specialist before purchasing land or an existing building can save you the unpleasantness of finding out post factum that the respective real estate does not meet your requirements or that too much investment is required for this purpose.

A real estate investment is carried out in stages over a significant period of time, generally of the order of years, although not always. Prior knowledge of these stages, costs and associated legal issues can allow you to create a realistic business plan - a condition for a successful investment.

2. Consultancy regarding constructive systems, construction materials.

​

The various construction systems and building materials on the market each respond differently to building quality criteria. It is necessary to clearly define the specific criteria for each building in order to be able to make an informed selection.
